This Multi-company building occupies a central position in the inner-city Oostenburgereiland industrial estate which has been earmarked for redevelopment. The size (approx. 90 by 190 metres and some 19 metres high), the no-nonsense detailing and materials (concrete, steel, glass), and the neutral ‘Manhattan grid’ of internal streets give the building an industrial character. One-third of the total gross floor area of 65.000 m2 is in use on the two lowest levels as a depot for the city sanitation department. This ‘underworld’ has been topped by a second ground level above which there are three floors of lettable business premises, car parking and collective facilities. Two wide streets and, at right angles to these, three alleyways containing vertical circulation and sanitary units, divide the building into twelve blocks. The façade has a double glass skin capable of acting as an ‘information carrier’ for advertising and suchlike.
